Hi Ralph
Thank you for taking the time to speak with me.
If we were to change this application to an HMO would this
impact our ability to extend the property to the full amount requested?
I will amend the car parking diagrams for you to show access
and the 5m distance required.
Kind Regards

Dear
Sir
Following
my site visit and discussion of the above application with senior colleagues, I
can advise you that the proposed extensions are disproportionate additions to
the existing dwelling contrary to guidance contained within the Council’s
Design Guide to House Extensions SPD. As a guide, two-storey side extensions
should not be more than half the width of the existing dwelling, should be
setback from the main frontage with a lower ridge height. As proposed the
extensions give an impression of an additional dwelling. The proposal is
therefore not supported in its current form.
Were
the extensions acceptable, the revised parking details are inadequate. You will
need to illustrate the vehicular access point to the site and how the proposed
parking bays would be accessed. The parking bays should achieve minimum length
of a 5m.
The
site is also within a Flood Zone and proposals would need to demonstrate flood
mitigation measures.
You
therefore have the option to withdraw the application and seek
pre-application advice prior to resubmitting the application or let it be
determined as submitted with the likely outcome being refusal of planning
permission. Please advise as to how you would like to proceed with the
application.
