Dear Matthew
My apologies for not getting back to you earlier. Having
discussed with my line manager and the Council’s valuer, the offer of £15,000
based on the valuation provided by Haslams is considered acceptable. Please
therefore complete the s106 and submit the required details i.e undated
completed s106 template, Land Registry Certificate and plan, and completed
consent dealing form if there is a mortgagee on the land (for ease of reference
I have attached the requisite documents).

EXTERNAL EMAIL. STOP. THINK before you CLICK links or OPEN attachments.
Ralph,
I’ve just left you a voicemail
as I’ve not heard anything with respect to the below. I forwarded an
opinion from Haslams with respect to the end value of the property 3 weeks ago
now, so I am disappointed not to have heard anything, despite chasing on the 10
October. Please give me a call to discuss.
Kind regards

Afternoon Ralph,
Further to the below, can you
provide me with an update with respect to your valuation department looking at
this one. Mr Darville’s solicitor is now instructed and keen to proceed
with the S106 agreement, but in order to do this we need to agree the figure to
be paid.
A quick response would be
appreciated.
Many thanks

Morning Ralph,
Further to our correspondence w/c 18 September, I enclose
for you information an appraisal from Haslams in Reading with respect to the
potential value of the proposed house at 45 Whitley Wood Lane. As you
will see, Haslams suggest a final value of between £300k-325k depending on
specification. On this basis, my client would be prepared to offer the
Council an affordable housing contribution of £15k, which equates to 5% of the
lower end GDV figure. This is on the basis that the housing market at
present is cooling, and the reality is that due to the location, the
specification of the house will likely be low/basic, which would reflects Haslams
lower end figure and assumptions.
I’d be grateful if you could discuss this figure with your
valuation office and confirm whether it is acceptable to be included in the
S106 agreement.
A quick response would be greatly appreciated as my clients
solicitor is instructed and waiting to progress the S106.
Kind regards
