Good afternoon Ralph,
Sorry for the late reply to your e-mail below.
Please see the attached amendments to the front elevation which has a narrow window to break up the front façade. The second amendment is the vertical timber material that curves round the external façade of the stairs. I have attached an example above showing the vertical timber cladding.
I look forward to your response and hopefully get a decision on the application preferably before the festive holidays.
Thanks.

Thanks for the details. My line manager has raised concerns regarding the overall width of the enlarged dwelling, especially the appearance of the front elevation onto the street scene. To mitigate the impact, you may wish to introduce a second narrower window to the first floor bedroom to break up the façade to the front elevation. In addition contrasting material to the front elevation would also help absorb the impact of the increased width onto the street scene. Please submit revised front elevation plans. Apologies for raising this late into the application. Thanks.

Good morning Ralph,
I hope your well?
I have attached the amended S106 agreement. I am still waiting for the client to provide the requested documents: both the Land Registry Certificate and Title Plan confirming the land ownership.
Furthermore, I believe the client is looking to make payment of £1,250 before the end of play this week.
I trust after this we are good to proceed ahead and hopefully wrap this all up before Christmas.
I look forward to hearing from you soon.
Kind Regards,

Thank you for your email. Based on the valuations provided the affordable housing contribution would be £18,313 (being 5% of the average valuation of £366,000). Please confirm that you will enter into a S106 agreement to secure this amount of £18,313.
The Consent Dealing Form will need to be signed by a mortgagee (lender) if there is a mortgage on the property. You will need to provide Land Registry Certificate and Title Plan confirming the land ownership.
Your S106 number is 4351. The signed S106 should be undated.
You will need to make payment of £1,250 (comprising £800 legal fees for the s106 and £450 for s106 monitoring fees) to progress the s106. Once payment has been made please email me details of the payment to speed up the process. Payment can be made on the Council’s website quoting the site address and planning reference number under Planning section.

Dear Ralph,
I hope your well?
Please see the attached as requested. Two valuations have been provided from local estate agents one from Century 21 UK and the other from Nicholas Humphreys.
Furthermore, I have attached the S106 agreement as well, but would like you to guide me in accordance to some of the information that is required. I will call you tomorrow with an update.
I trust that this will be sufficient information to move forward to getting a decision before the extended deadline date of Wednesday 27th December 2017.
I look forward to your response.

Dear Arshad
The above application will be subject to a s106 legal agreement for affordable housing contributions. For ease of reference I have attached s106 details. Meanwhile please email 2 estate agent valuations of the property to be used in calculating the affordable housing contribution amount (5% of GDV).
